The PMAY-G has altered the targets of houses to be constructed and has increased the total number to 1 crore homes by 2022. The revised targets for these states are represented below.



I. Home Loans Under PMGAY :-

Home loans obtained under PMGAY are eligible for a 3% concession on interest rates on housing loans of upto Rs.2 lakh. This loan can be availed for upgrading your existing home or for constructing a new home in rural areas.

II. Features of Pradhan Mantri Gramin Awas Yojana Scheme :-


1.Modern technology like information communication and space technology are being used to make sure the accurate selection of beneficiaries

2.PMGAY combines all of the following schemes together – Aadhaar platform, Skill India and Jan Dhan Yojana, and Make in India. Besides this, the government is also planning to deploy MGNREGA scheme to train and allocate labour

3.The Swachh Bharat and MGNREGA amongst other institutions funded totilets for the PMGAY scheme
PMAY-G beneficiaries are entitled to get 90 days of wage employment in districts under integrated action plan (IAP)

4.Drinking water will be supplied to houses under the PMAY-G scheme by the National Rural Drinking Water program (NRDWP)


5.Clean and efficient cooking fuel will be provided to the beneficiaries of PMAY-G
6.Solid and liquid wastes of the households under the PMAY-G scheme will be managed
7.Several amenities such as bio-fenced steps, paved pathways, road, etc. will be provided to the beneficiaries of the PMAY-G housing
8.1 crore pucca houses are to be constructed for the people of the rural areas in the next three years
9.Totally, 4 crore households will be constructed under the PMAY-G scheme by the year 2022
10.The estimated total expenditure of PMAY-G is Rs.60,000 crore
11.The size of each unit will be revised to 25 square meters. Earlier, the size of each unit stood at 20 square meters
12.The funds will be transferred electronically and directly to the beneficiaries



III. Eligibility Criteria for PMAY Gramin :-

1. Scheduled Tribes / Scheduled Castes
2. Freed bonded labourers
3. Minorities and non - SC/ST rural households in the BPL category
4. Widows and next-of-kin to defence personnel/paramilitary forces killed in action (irrespective of their income criteria), ex-servicemen and retire Scheme
5. The family applying for a loan under this scheme must include a husband, wife and child/children that are unmarried
6. The family must not own a pucca house
7. The applicant and his family must fulfil the income criteria mandated by this scheme and has to belong to either the EWS (Economically Weaker Section), LIG (Lower Income     Group), or BPL (Below Poverty Line) category
8. The income of the applicant’s family should be between Rs.3 lakh and Rs.6 lakh p.a.
9. Any loan amount above Rs.6 lakh, the interest rate on the additional amount will be as per market rate



IV. Documents Required for Pradhan Mantri Awas Yojana Gramin :-

1. PMAY-G application form that is duly filed
2. Ethnic group certificate
3. Income proof
4. ID proof such as aadhaar card, PAN, Driving licence, Voter ID, etc.
5. Income certificate in case income is below taxable limit
6. Address proof
7. Salary certificate
8. 6 months bank account statement
9. IT returns
10. Form 16
11. I.T assessment order
12. Letter on nature if business if applicant is involved in business
13. Financial statement in case of business
14. Plan of construction
15. Certificate claiming the cost of construction
16. Official valuer’s certificate
17. An affidavit stating the neither the applicant nor his family members own a pucca house
18. Receipt of any advance payment made to the builder
19. Construction contract with developer or builder
20. NOC from a housing society
21. Letter pointing out the allocation of property



V. Beneficiary List for PMAY-G :-

The beneficiaries under the PMAY-G scheme is selected by the government using a process that makes use of the Socio Economic Caste Census of 2011 (SECC). The process of selecting the beneficiaries is as follows : -

*The SECC will be made use of to make a list of the beneficiaries
*These beneficiaries will then be prioritized
*Subsequently, the list will be sent to Gram Sabhas to verify the list
*Once verified, a final list will be created and published
*Lastly, the annual lists will be created



VI. Factors that will exclude Beneficiaries from PMAY Gramin Scheme :-

*Candidates that have a motorised two wheeler
*Candidates that have a motorised three wheeler
*Candidates that have a motorised four wheeler
*Candidates that have a fishing boat
*Candidates that have a mechanised three wheeler agricultural equipment
*Candidates that have a mechanised four wheeler agricultural equipment
*Candidates that have a Kisan Credit Card (KCC) with a limit greater or equal to Rs.50,000
*Any household that has at least one member that is employed with the government
*Any household that has at least one member earning more than Rs.10,000 a month
*Any person that pays income tax
*Any person that pays professional tax
*Anyone that owns a refrigerator
*Anyone that owns a landline phone connection



VII. Factors that are Mandatory in Order to Become a Beneficiary for PMAY-G :-

The applicant’s family must consist of only of the beneficiary’s spouse, and unmarried children
The applicant’s family must not own a pucca house
A beneficiary must be residing in a particular state for a certain time period, depending on the state
The applicant and his family must fulfil the income criteria mandated by this scheme and has to belong to either the EWS (Economically Weaker Section), LIG (Lower Income Group), or BPL (Below Poverty Line) category
The income of the applicant’s family should be between Rs.3 lakh and Rs.6 lakh p.a.

VIII. How to Apply for PMAY Gramin :-

The government will select the beneficiaries of PMAY-G and the final list will be published. Any interested candidates can then approach the respective authorities and avail the benefits of PMAY-G.

IX. PMAY-G Home Loan Interest Subsidy Scheme :-

PMAY-G provided home loans at subsidised rates of interest for eligible applicants. These loans will be provided at 6% p.a. for an amount of up to Rs.6 lakh. Anything amount above that will be provided at an interest rate at market value.

Pradhan Mantri Gramin Awas Yojana is a renamed and improved version of Indira Awas Yojana rural housing scheme. Under the PM Gramin Awas Yojana, the central government aims to develop 4 Crore (Increased from 3 Crore) homes for Rural Poor across the country by the year 2022.

Under the new rural housing scheme, the central government will provide a financial assistance of Rs. 120000/- for constructing the home. An additional assistance of Rs. 12000 will also be provided to construct toilets in households.

Under the Pradhan Mantri Gramin Awas Yojana, the eligible beneficiary can also avail a loan of up to Rs. 70,000/- but it is optional.
